This slumlord prices his places significantly below market rent because the condition of the units does not warrant market rent and because when paying below market rent the tenants are more accepting of having extension cords powering part of the unit, having bugs, or having a tarp over a leaky roof for months.

The issue is - this structure is an extension of the garage and was never in any property document Now the city is asking me to break the wall which has only 1 foot setback.The only proof of the additional structure I have is a County moving permit where the structure was manufactured and moved to the address I am undergoing lymphoma treatment and don’t want to take up this project right now.Can I get this 5 year amnesty as the SB 13 says ?

FYI, she is on month to month....I am rent control, so I am totally screwed if i dont have an extremely extensive/exhaustive list of major violations, I would probably never be able to get a just cause eviction, as long as no law breaking and rent is paid, more trouble than it's worth normally.Best of luck and thanks again!

I'm inclined to agree with Dena on this -- if you're getting income without tenant turnover, you might as well keep it as the current rate; or, if their leases are up, might be worth offering 6-month extension until you're back on-season, and then go with the rent hike and the longer lease term.

Thanks for the info.Gary , regarding the extension life of the roof without a gutter, the roofer is claiming that since the water don't move down in a clogged gutter it is ultimately damaging the roof, soffit and fascia.Meir
