I looked up the crime rates of that zip code (a quick way to get a sense of neighborhood class) and compared it to all of San Antonio and found it has an extremely high crime rate.

Plus the city is extremely strict on MF zoning. 

These occupancy numbers seem extremely high to me, but I have verified the property is pretty booked up on VRBO so maybe it's true.  

The other side has been rented for a year to a great guy how has taken amazing care of the place and been extremely reliable.

Beware of the sales pitches to hook you, but then they dont deliver when it counts.Giana has an accounting background, so she will manage the funds appropriately and is an extremely organized person.

We always recommend borrowers exhaust their conventional financing avenues first, but once that golden ticket is spent, the options of hard money and portfolio lending really fill the gap nicely.Some investors can do 90% of acquisition cost, 100% of the rehab and get the rehab paid up front so the borrower comes to the table with next to no money.
