Not to mention keeping the extra $59k more liquid.Take my opinion with a grain of salt, I'm inexperienced, and what seems to make sense on the surface, may not in the long run.

All of the extra paperwork, expenses, and added liability seemed not to be worth the small transaction fee I pay to a 100% broker. 

In two weeks, I will enroll in realtor school to hopefully come back here and offer some local non-realtors my time in giving info (I currently live on the MLS watching and searching) towards comps, searches, listings, or sellings  to gain some extra "how its done" real-time knowledge.Keeping this short, I will be trolling the forums.  

If you don't have extra carpet, at least it can be moved to someplace.

@Franky ...I wish I could say that I found a lender this flexible but the truth is not requiring an appraisal was news to me as well. 

If it says something else then I hear their BS about they have 2 agents on a team and extra marketing for the listing blah,blah,blah.

The extra income is nice but it never covers destroyed yard or replacing all the flooring that was damaged by pet urine.

They do not offer the same "Lifetime Warranty", which as a Realtor I have seen not always worth the extra expense.

They are buying six buildings for me and giving me extra cash to invest with. 

Though some mega teams may ask for an extra 1%.
