Anyone have any samples of how you present your offers?

It will provide some exercise for me as well.

Here's a sample of what I present to investors.

In the future I have been more selective in what I am willing to pay for and require a list of prior students to select a sample to discuss what the course did for them and their experience with the material.

I would NOT extrapolate that out to the market, though - hardly a large enough sample size.I have a feeling this is fairly neighborhood specific - some areas certainly behaved differently than others during and after the recession.

In my experience, they are able to position themselves to exercise the option much less than 50% of the time.That being said, if you can sandwich (stay on the lease/option and assume ongoing liability) you should have a good spread on both the rents and the consideration.  

Sharon - could you point out where to find a sample of postcard with effective message?
