so between regulations that states start to enforce that could have an impact. with the how to gurus and sites like BP were begineers gets all excited to only find out wholesaling is really the toughest thing you can do in real estate..

For syndication, perhaps the rent increases weren't viable, perhaps the expense decreases work viable, perhaps there were hidden issues that couldn't be determined during due diligence, Etc.Market Risk:  Economic factors can impact any investment.

Each individual deal does impact the rest though, so when you have a loser of a deal, get rid of it (them),  Which leads to #2,,,2 - REI is a lot like playing Poker. 

Generally it's not overly complicated, but it does often impact the bottom-line as there will be additional costs and more regulation.

Also, getting a mortgage can affect your credit score as they will run a credit check on you, but if you don't have your credit pulled often then this should not have much impact on your score at all. 

Coming from a no/low wealth family I’m just trying to do something that can positively  impact my future for generations and generations 

As long as you make all payments on time, your score will not be negatively impacted from multiple mortgages.
