If its true turnkey IE all major component new or near new.. roof no more than 5 years old. etc etc. as you know I fund well over 200 TK buy and rehab deals a year and I know what my vendors put into these homes to make then quality turn key.. and that is 15 to 30k per home sometimes more but generally never less.. so lets say we are at 20k for full blown turn key rehab.. 30k - 20k leave 10k to buy the asset.. sometimes only 5k.

If over $130k - then you should really stop worrying about the self-employment tax on the flips, as you would have maxed out on its biggest component: Soc Security.Next, two minimal participation flips might (it's case by case) escape the self-employment tax if they qualify as short-term capital transactions rather than a bona fide flipping business.

If you're really smart and notice what's going on in the money supply due to fiscal stimulus, you might even build in an inflation adjustment component as a hedge against hyperinflation.Otherwise, get a good tax CPA and attorney on your team, and expect to spend $3-5k to get everything setup properly from the start, and probably the same every year thereafter for bookkeeping and tax preparation.Too many people want to J.V. when they don't have scale.

:)@Bhavani Dewan there are typically 4 major components to any deal, single family or multifamily, 1) getting the deal under contract 2) finding the money for the downpayment, closing costs, etc. 3) financing the deal (having the credit, net worth, experience. 4) making the business plan happen (including the value add strategy and asset management afterwards)This applies to flips (you just don't have the asset management afterwards) and large apartment complexes.

For you will be making a monthy payment that has two component: 1) Interest, this is deductible on your duplex as interest expense. on the personal side, as standard deduction has been increased to 12k, I doubt you will take an itemized deduction. so do not worry. 2) Principle.For you rental question on duplex: 1)  Repairs you made on duplex will offset the income.

Hello,When plugging in #s into the "purchase closing cost" section of the BP rental calculator, you can click the "cost breakdown" link on it to plug in specific components (e.g. points, taxes, hazard insurance, etc.).The loan quotes I've received all include 12 months of prepaid hazard insurance.
