Some people are effective hunters using sicial media but the best hunters find their targets using shoe leather.

In time, I will share more details and perhaps with a select few of you that I get to know and get to know me, we will work together in some respect on those goals & plans.Those are the broad strokes of what I have done since that first deal - I keep learning, keep trying to help people, keep sharing what I know and keep doing deals.

Mailing is the least personable, and the least effective.  

By selecting great properties to begin with, why sell? 

They are very selective in what properties they are interested in and are looking for places that are already in turn key condition.  

I'm no expert but I would guess not much.Every disclosure I ever filled out said, " to the best of your knowledge" and every inspectors report I ever saw said at the bottom, something to the effect that if they miss something you can not hold them liable.

I was wondering what the best and most cost effective way is to find clear title on the homes I want to bid on.  

Again, the ability to define and mitigate your market selections or operator choices base don past experiences, is huge, try to define the most painful parts of your experience and seek information to understand how your new defined Turnkey partnership will mitigate these elements and help you to enhance your ROI.Still much to consider....... much luck in your search. 

And if so, any suggestions on what volume or dollar amount this would logically take effect and still be fair to all of us?
