Yellow Letters are next on my list but I'm still trying to get a grasp on this method as of where to target and how that effects my response rate, hand written letters or using a yellow letter provider, and who someone would recommend, etc.

@Michael HealyWe have a couple of similar tenants in a building we purchased in November ... despite providing 45-days notice that new leases would come with the new year.Depending upon the tenancy law in your jurisdiction, you may be able to include a clause in the lease whereby it automatically comes into effect if the tenancy continues into the next rental period (or month) following the presentation of the lease for signing.

However, they will also look into your experience, cash on hand to do the deal, and your FICO. all these things will effect the rates and terms you'll be able to get with a lender. unfortunately, no lender will base your skin in the game based on how good the deal is.
