What it does is postpone the inevitable and create tension over a longer period of time.

Leases are usually flat (no increases) and for a period of 5 years, with two 5-year options to renew at a predetermined amount. 

I will add from personal experience is that educating yourself on the investments, the process, the syndicators, different niches is very critical.

I've kept up with the podcast but thats about it and am now starting to read books, other than rich dad poor dad, is there a list anyone can provide for me to start educating myself with.
