When people call, answer it (you or someone for you).A VA can answer them, capture the lead information in a web form or Google doc, and then you can work from that.We have a cool new tool we've developed - basically a spreadsheet with 3 tabs.

I always inspect my own properties in addition to hiring inspectors (look for frass, stains, soft spots, dipping roof, go into the attic, rodent feces, foundation cracks, soft wood around windows and window sills, water stains in the basement by the furnace (often a sign that the chimney is leaking into the furnace - a huge problem)etc.).

I went through the IRS docs and I looked up the IRS definitions of (spouse, ancestor, lineal descendant, and any spouse of a lineal descendant) and it does seem to allow a deal with the brother or sister of the IRA owner.

I initially thought I had a moisture issue or leak from 2nd floor but it was none of these things....And BTW there is a method to test if you haev these ceilings.. generally if you rub your fingers against the ceiling if you have calcamine you generally will get a very chalky residue on your fingers....Thankfully this was only used on the ceilings because I have read about it being used on walls as well.

If the other owner can't afford half a roof, you either pay for the whole thing or hope the roofer can do just one half without creating a leak at the line.
