Investor Carrot is a great website platform designed and tested entirely to convert and capture leads way better than any cheapo (or in some cases custom built) websites out there.

Needless to say we no longer have any intentions of finishing the basement but have at least resolved the source of the issue and the system can now work the way it was designed.

That makes it very difficult to aggregate data across all projects -- meaning you can't easily see an overall P&L, you can't easily see how much you've paid contractors (for 1099 purposes), you can't easily manage cash flow across the business, you can't easily see what your overhead (non-property specific) expenses were, you can't easily aggregate data for tax preparation and a whole lot of other stuff you can't do.Why not just make each property its own Class, and allow QB to manage your an entire company in a single file (as it was designed to do)?

I have good credit that I have maintained throughout my adult life.

I spent a lot of years around construction designing and managing.

I keep using them because they have my postcard design already setup and I am getting call backs.I just switched to postcard-mania from yellow letters and its too early to see what success I will have. 

Credit sucks (560-603 depending who you ask) and no w2’s (i do freelance design work but primarily living off rental income, which I do have records of but not taxes). 

All adults who live at the property MUST be on the lease.Definitely increase the deposit if you can.That being said, smells a little fishy.

Unfortunately, there is an easement (storm drain runs under the other lot) and the area is a designated so that all properties must be close to the sidewalk which is where the drain runs under so cannot build a property behind even though there's plenty of land. 

One option, if your daughter is an adult and employed full-time, is for her to co-borrow on the loan, and live in one of the units for just a year to qualify for 5% down on a 4-unit.
