It's a bit longer to get to the med ctr, but you won't be living in the popular area for med students (around Herman park, which is right next to the med ctr, but also significantly more expensive, and definitely only rental). 

Feels like a good deal (nice lower income neighborhood, bike paths, parks, 10 minutes from personal residence ) but the AC and roof may not have too much life left.Based on my analysis, I think the FMV for a 2/1 like this is closer to 35k.Inspection in a couple days - planning on asking for $3-5k back at closing to a) mitigate risk of roof/hvac replacement and b) bring purchase price closer to FMV.Is a deal like this worth walking away from if I don't get a concession post-inspection?

I definitely feel like they might be doing the scamming but I could be wrong.

I remember when I first started down this path, how far away the action phase of the plan was and now here I am!  

I definitely know why it's taken me so long to commit to real estate!

Whenever a property becomes vacant though I am definitely going to advertise at market rent.  

There are so many people that do out of state investing that I would't worry to much about distance although having people in the city that could drive by houses for you is definitely an advantage.

It's definitely heavy with the younger crowd.
