@Nathan Kawalerski while i'm unaware of any online zoom style meetups, I would be interested in attending one if you do find, or decide to start one.

Sold at a record price for this model/style of home in the subdivision.

Spend some money on a decorator who understands the style to help choose colors, etc. 

In the end, it will come down to your management style.  

The property is a townhouse style duplex with hardwoods throughout, updated kitchens, and 3 bedroom 1.5 baths per unit. 

We plan to set up a hotel style double door with deadbolts for security but would be nice to have some sound proofing?

I have many tenants that after seeing their decor, clothes they where, etc that I know we have a lot in commmon and could probably be friends, but I would never.

During one of the BP podcast episodes, there was mention of boarding style/individual room rentals and it peaked my interest because of the cash flow opportunity.  

Unfortunately I cannot afford major renovations at the moment but I do plan on investing in nice decorations.

My only idea; "close it off" in a way that makes it Look like there is a full masonry lined block, when in reality it is just a piece of plywood with a sheet of concrete backer board over it... or something similarly easy to remove when the time comes to sell.Then tell them that it's fully closed and unusable to avoid any issues :D maybe you could even put some sort of decoration or fake fireplace setup to make it look nice?
