I know it will seem "cash flow" like crazy, but between the looming capex updates, *potentially* unsavory tenants, and possible evictions, the mental stress did not equate to enough profit.       

My daughters are 14, 15, and 17.

After that, we cash flowed paying for all of our big expenses... cars, birth of our two daughters (home births at $7K each), tuition for both of our Nursing School tuition, wedding / honeymoon, big tax bill we had this year etc. 

Noble practice with a handful of units but that's "perfect world" mentality.

I want to homeschool my daughter.  

I'm hoping to set up a deal for the home I currently rent, the owner has no desire to hold on to it, owns it free and clear, and it had been vacant for 2 years before I moved in, so he isn't interested in renting it out (I was able to rent it since I'm dating his daughter and he wanted to help us out) any info would be much appreciated.

Was he on the local volunteer ambulance corps that took my daughter to the hospital during an accident?

It is brutally hard mentally not physically but keep in mind you can do very well. 

At scale it takes up too much mental bandwidth. nothing like running a report on the 3rd 4th and it being $0 past due.

Her son and daughter in law are getting it cleaned up to sell it.
