@Gary Charlton as others have stated a HML is about equity... and it sounds like you have an equity problem. the property is in Texas.. so your best bet is a lender closest to the asset.doubtful a Texas lender will use Florida Raw land as cross collateral . finding an equity partner is all you need to do.. and if your only off by 5% and your putting in 20% yourself this should be relativily easy as long as the property is a good one.
