Most will give you credit for the bonus income so long as you have consistently received it over the last 2 years and that its likely to continue.As far as getting pre-approved via a credit union or a bank, keep in mind that credit unions are regulated much differently than banks and mortgage bankers, so they typically dont have the depth of programs and cant go to as high of an LTV on the purchase as a bank or mortgage banker / broker can.As far as 4 units being tougher to finance.

The reports i can get right now only go back to the 70's as far as owner history goes however i want to go deeper, all the way back to the 1800s if i can.If the title is good i'll send out my first yellow letter and cross my fingers.

My current methods which consist of pre-negotiated short sales prior to hitting MLS are not able to meet the demands of my investors I'm simply not able to produce enough properties on a monthly basis.I stumbled upon these forums in my search - I learned about wholesaling (which I am totally unfamiliar with I might add) in hopes of learning another way / developing a new strategy in which to achieve this.

None of this, office person had to call the maintenance person who reported to the invoice person who retired last week and no one knew about it nonsense- In general more personalized attention- Easier to tweak their procedures- Never have to explain a situation to anyone, back to the too many players in the game thing- Individuals will typically adjust the toilet floaty ball at no charge and just because they are already there.
