Both I would not recommend.decent entry level is 250k minimum to get anything that's close to being able to have a decent return and even that is pushing it- at least for our area- Myrtle beach/Surfside

Debt reduction also has many philosophies and it's okay to choose emotion over the academic arbitrage, it's your life and your choice.

I closed on 2 Class C SFHs in 2023 in "up and coming areas" in Indy. 

But they have come a loooong way since then, Definitely a solid choice for rentals...or even your primary home if you have issues with weather or pets..... 

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return.5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to the value added by the ADU, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

Hi - we were supposed to close on a house yesterday but they said it ready for reinspection until Friday.

I assume splitting the electrical wouldn't take more than a month, so you'd have it figured out by closing of the next one.

While I am excited that I finally invested in real estate, is it a good choice to purchase townhomes in the first place or should I look at investing in a different kind of property for future investments?
