Should things not work out it allows you to go after either one, or both for the entire amount.Other option would be to offer them a new 12 month lease, especially if its easier to find tenants in summer vs. winter.

Benefits are numerous - economies of scale, easier management for multiple doors in one location, easier to have professional management (and cheaper), one loan for a multitude of doors, and the list goes on.So, is it possible to get to that goal using SFR's, yes, anything is possible, but less likely and not the best path in my opinion.

I agree with Joel you may want to consider tile - I've seen it in quite a few Florida home rentals lately and it is easy to clean up when the tenets move!

Perhaps look for a deal that requires a $10k investment, the payments will be that much easier to budget, and you have $15k for another deal or as available credit.

You either print and mail the docs or you drive to the HUD office and drop them off.So, while signing digitally in color may work, you still need to print and send/delivery...and as long as you're printing, it's easier to just sign.
