I agree with John about settling on a property and running the numbers.However, if it were me once the market and property were identified I would form an LLC with an operating agreement that states what each members contribution and responsibilities are.

@Amee Gardner the fastest way for you to make some quick money is by finding deals that you can wholesale to other investors.Many will state you need to build a buyers list, but that's crappy advice.If you find a good deal and advertise it in just a few places, investors will find it and buy it!

You can always try check with the city's planning or building & safety departments to see if they have any type of file related to the parcel, and if they do, if there is any due diligence in the file, i.e. soils, etc.
