So far everything is in pencil and is pretty black and white. 1st, learn to dive 18 wheeler truck and become long haul trucker2nd live in truck most of the time to save up for investing in multi unit property (using FHA loan) cash flowing $200 per door 3rd drive truck most of the time and plow cash flow into property to pay down mortgage, do mortgage loan to buy more property 4th drive truck until I have a cash flow of $10,000 per month5th live in Florida as close to Walt Disney World as I can and start a vacation rental businessAnd then everything gets fuzzy.

It's a great canvas to improve upon --I suggest the following to make it more modern & appealing without needing to invest a lot in the exterior or change the structure:Coat of paint to make it more modern I suggest keeping it simple with white tone exterior with black accents (on the railing, shutters, trim and sconces) https://people.hgtv.com/professionals/prairie/mode...Add shutters on both sides Update the sconces to something a little larger and more modern to add visual interest and take up some of the blank spaceAdd simple landscaping on either side to introduce greenery against the simple color scheme of the homeBest of luck with this!

You may lose your earnest money, but, that would be a small price to pay compared to entering a black hole.As @Zach Quick mentioned your contractor can video tape the walk through or provide a live feed with Skype or FaceTime.I would just trust my team and press forward.Good luck.
