If you are listening to gurus preach how easy it is to find a deal and wholesale it or flip it, they are lying to you.

You don't want to close, only to find out the seller had lied to you and both tenants are at the start of a one-year lease.I wouldn't even offer for the tenants to stay. 

The resolution lies in the contract.

If they ask then don't lie but, Alot of contractors select their customers in the same way a landlord should select their tennats.

But in reality it is all a chicken and egg game: having financing and contractors lined up are useless with no deal, having a deal and contractors is useless without financing, and have financing and deal are useless without contractors.The biggest factor I will say is make sure you have a lot of margin built in.  

The truth is that when I finally broke out of the cycle for a little while to figure it out; when I looked at what is truly important in life and evaluated things on a larger level - the full time job of REI that I was working so hard to "escape to" was really not so different than the W2 job I worked so hard to "escape from".When most people lie on their death bed, (or worse, sit next to their parter while they lie on there's)... many have regrets about time wasted, about dreams not followed, about not having enough time spent together - but I've heard very few tales of people who faced with the end say "I'm so proud of the wealth I generated along the way". 

Hey BP community,I would be lying if I said I have complete control over my analysis paralysis and i've been researching and analyzing deals for months now without any execution.

Just get rid of him, clean it up, rent it for market rate with a written agreement that you're prepared to enforce.I personally don't recommend lying about who you are.

They only maintain the roads they lie on, and that more personally that through the POA.
