I have a recently purchased a duplex. 2 septic tanks that Y together and go to one drain field.

I had recently met with a older gentleman in regards to 6, 5 unit buildings we spoke of in the past.

Purchased mine in 2015 for $710k, added ~$165k in repairs, and most recent appraisal value is $1.23M.

I recently purchased a property that needs some structural work.

A little bit of everything: refi’ing, private money, friends and family loans for down payments, seller financing, SBA loan, HELOCs, business LOCs, and most recently, cashing out the 401K for a grand slam deal. 

The sellers recently installed new forced air heat in all the units and the electrical service has been upgraded.

For example if your duplex (that you own) is worth $150K at most, given recent comps, then I would think it's fair to ask $225K (I assume builder will talk you down) and you do a private sale (avoid realtors costs) and perhaps settle at a $200K sales price.
