There are no secrets, it's just very involved, not rocket science, but tons of information to consider.Best is to start out with a good broker you trust, who has the proper licenses, has a financial backing, insured, bonded and has more than a few years of experience in just broker notes, someone with a finance background.....they are out there!

In general, if you hustle, you might find a place that could cost you $200k all-in, that you might get $2,700 for rent between two units as an example -- but that seems like top of the mark numbers at this point unless you are willing to rent to some high risk situations.

Do you more seasoned landlords worry about late rent as in a few days past the late fee mark.( I put 50$ penalty on my lease)Or do you just take the late fees out of the deposit at the end of the lease?
