We are ready to start our investment journey and feel this property could very well be a means of starting either as our first Brrrr or using the capital to buy another property.

Ideally, we would 1031 exchange it into a multifamily BRRRR opportunity (5+ units = commercial loan).

I am looking as well someone interested in rehabbing properties either for flip or BRRRR.

I would make sure my rental agreement mentioned there were no communication methods. 

Ultimately the bank wants to know how they are going to get paid back - and just having an EIN doesn’t explain to them how that will happen.Since you are doing a flip and not a BRRRR using your personal lines of credit should be fine.

My partner and I are purchasing our first property and intend on utilizing the BRRRR method.
