I've thought of a heloc but with the current market in Seattle as hot as it is, there hasn't been many attractive deals.

BUT let's for arguments sake say I'm way off in my numbers... and ARV is much lower like $375K, and repairs are higher like $50K, even then still with my non-firm asking price of $249 plus repairs would come to around $300K, and that should STILL be an attractive spread to the ARV of $375K. 

The low price points and high cap rates look attractive but my experience has shifted my thinking over time.  

The idea of building equity over the long haul is attractive.
