If you promoted that in lieu of leasing, it is possible that a property manager may screen less well if the tenant profile is more conducive to a long term tenant (aka, I'll sign a three year lease, etc).

Mix in medical conditions that require medicines like blood thinners (My grandfather had the heat set to 80 when he was on them) and your even more screwed I think.I know on my Nest T-Stats at home, I can set a schedule based on the hour.

And I think @David Bokman 's point is also on point that you shouldn't expect a lot of appreciation in this area.Like with any rental, tenant screening is crucial in this area because opioids and other drugs have hit the area hard.

Tenants under section 8 are more likely to turn out this way despite screening well.also: Imagine administering your rental through the DMV and having your tenant get in a crash while driving your car without insurance - yeah, its like that.Thanks for your reply~ What do you mean by "owner certification"?

I've never utilized it but from what they explained to me when they did call me back, I have to find a Section 8 renter, screen them, and then apply for Section 8 and have the inspection and then they can move in.
