I have been a part of Bigger Pockets world for about half a year but am starting to get more involved.

If you're going the umbrella insurance route, make sure it will cover you for several things including just the routine slip and fall.

My friend turned me on to Bigger Pockets a couple months ago, so I have been listening to every podcast I possibly can, reading the forums, articles and watching Brandon Turner's webinars for the past couple months.

Use the calculators on Bigger Pockets and see how it stacks up.

Although now a days 75k even in many of the Texas markets are going to put you in some rough stuff in the bigger cities.. so maybe that's why they are going out of state .. same phenom on a lesser scale than what happens on the west coast were 75k wont even buy you a lot..

Foundations are not that expensive to replace in the bigger scheme of things.If you really want to house, do you homework ahead of time, make an offer and they can live with, and go for it.
