I've dealt with shootings, overdoses, tools getting stolen, vans getting stolen, accidents, porches collapsing, picking up rent in cash and almost getting mugged, bed bugs, evictions... 

Purchase price: $640,000 Cash invested: $825,540 Sale price: $1,730,000 Existing single family home purchased with approved plans to tear down and build a New 4 bed 3.5 bath 2,500 sqft single family home.

The deal was $80K for a 2 bed / 2 bath 1140 sqft property.

My oldest STR was built in 1906.  3 story, 4 baths, jacuzzi, 8 beds and a ghost in it. 

Well at least here in NJ where the property taxes on a 2 Bed condo are $6,000/year, $340/month Maintenance and $400,000 mortgage when you can rent it for 2300 and actually invest in something that pays you

The general rule that I have found is to sell the property if it is greater than 5x the net annual cash flow of the property.The details are as follows:Ohio 2 Bed, 1 Bath, small lot, updated mechanicals and modern floor plan and finishes. 

The yard is full of toys and garbage (when I mow the lawn I have to pick it up) and there's a damn bunk bed frame sitting on the front porch despite me telling her to move the thing. 

Originally a 4 bed 1.5 bath, we created a master suite with a walk-in closet out of the 4th bedroom to make it a nice 3/2.
