Investment Info:

Single-family residence fix & flip investment in Greenville.

Purchase price: $58,500
Cash invested: $34,719
Sale price: $130,000

Run down SFR that needed more than a face lift. Originally a 4 bed 1.5 bath, we created a master suite with a walk-in closet out of the 4th bedroom to make it a nice 3/2. We installed HVAC + ductwork instead of keeping the window unit, swapped the 120 amp panel for a 200 amp and changed the old cast iron and copper plumbing to PEX and PVC.

New roof, floors, cabinets, appliances, light fixtures, paint, etc, etc, etc

What made you interested in investing in this type of deal?

Needed a flip to get some additional cash for future projects

How did you find this deal and how did you negotiate it?

MLS, offered cash and a quick close 10k+ below asking

How did you finance this deal?

Private money

How did you add value to the deal?

New systems, open concept, utilized space properly

What was the outcome?

A family got a great house, for a great price, and we walked away with some cash in hand for our efforts.
