Crowdfunding gives more control and transparency and may be easier to track how the individual properties are performing.

Of course, I would imagine an undertaking like this would require incredibly in-depth demographic and feasibility studies among other things - worst nightmare is to be in debt with your only asset being a beautiful new but vacant building in a location no one wants to be.

Do you know anyone who is in need of someone performing "busy" work to help their REI business grow?

For the most part it's been fine but her performance this morning and rental history tell us it's not a good fit. 

A lot of sales contracts will have a specific performance clause where they can technically sue you to close on the property.

You find something underpriced, maybe perform some minor painting or other quick fix, and then resell it for a discount to an investor. 

The deal performs based on 1) acquiring at the right price (metrics above), 2) operating well, and 3) and disposing or selling at the right price. 

How has your properties in GC been performing?

I also like to ask them what it would do to their friendship if that person didn't perform on the deal.
