I bought if for 230k with a 10% downpayment and after a 30k rehab (cosmetic rehab, add a bathroom and add 122 sq footage) Im ready to refinance, the apraisal will come around 300k or more. 

However the basement could be finished to add an additional bedroom and bathroom if needed. 

We repaired the roof, remodeled master bathroom, added tile to the guest bathroom, sanded and painted all of the cabinets and installed new countertops.We also resurfaced all the hardwood floors, and added tile to the kitchen, bathrooms and laundry floors.

We lost $500 and all our time to rehab the bathroom.  

Contractor Tenant from calling you up next week to insist that the alcove tub/shower surround in the main bathroom isn't doing it for him and he'll put in a wheelchair accessible shower with a linear drain for free if you just buy the materials?
