It all depends on location and quality of the golf course.One of the great aspects of a golf course in terms of depreciation, is that a very large portion (sometimes up to 60-80%) is actually land improvements, which depreciate over 15 years as opposed to 39 years.

You may attract a lot of investors that will only be making low ball offers.

@Justin Scott I think you are better off establishing square footage estimates than trying to get a GC to give you a cost estimate, then trying to find a buyer, then him getting estimates, yada, yada, yada.Sit down with a GC, or someone else that knows the trade and get ball park sq ft estimates. 

The land and asphalt all add up by adding 10 ft.

Then, you can subtract the cost to build from the average price in the area to get a rough idea on what the land value is.

$750-$800 will land you a solid apartment in Greensboro, you will have to shop around though as the areas in Greensboro are quite mixed!

Otherwise keep looking keep making offers (that make sense even if they seem low-ball) and eventually they will find the right deal or stack up enough money to make the deal work.
