The difference between what he is paying in rent and market rent is approximately $3k per month.As many of you know, to start a holdover case is going to take a minimum of four months to get him out and could take as long as a year if the tenant knows how to play the game.I offered to help him out with moving costs but the amount he came up with is way too high.

Hi John,The city of San Diego has been trying figure out a way to come up with a plan that will work for both parties for a while now.

The title company will usually tell you this and then send you off to find an attorney to figure things out. 

We currently owe $590K on the loan and Zillow currently has it estimated at $744K leaving an equity of approximately $150K with a 79.2% LTV.

I got it figured out but save yourself some headaches and check first.

Everything takes time so start by figuring out how to get sellers on the phone, while continuously networking.

Currently I am interested in using rental properties (single or multi-family) to be the vehicle for that travel, but since we have little in the form of a cash cushion I am eager to learn more about other strategies.I look forward to interacting with y’all and if anyone is in Southern California and wants to meet up (be it fellow newbies trying to figure things out, or experienced real estate titans ready to pass on their knowledge) my wife and I would love it!
