Typically I this would require  3-6 month vetting process with multiple interactions references and past experiences.   

Being able to demonstrate positive cash flow with little to zero interaction with tenants, in your scenario, is key though.

If the Chicago prices drop in 2019, that could bring more investment opportunities provided one plans for the anticipated controlled rent price.Thanks. 

Since he is military , and this situation is not his fault nor could be anticipated , I will work with him to different degrees as time progresses  

I figured this was a pretty good place to at least lay out a case for companies giving investors access to more data and educating investors before they purchase on how all of those numbers interact and effect their investment.

We'd done several walk-through's, he wrote up an estimate (a couple, in fact) for the lender, had several interactions...a lot of time wasted because when it came time to close he stopped answering my calls & texts.

I have checked around, rent is 900 to 975 for similar units and Property is in very good shape so I don't anticipate much repairs besides some paint touch up. 

Sometimes I get more interaction from my LTR tenants than my vacationers.
