I think it's calming to a more normal 3-5% annual price increase.

Alternatively, the title company you're using might have a lawyer who would be willing to give you a more legally accurate answer to this question. 

I would bring on a more senior architect and establish your intent to shadow them and learn from this project @Hector Martinez Rosales.

We're on our second rehab in a desert (ground is dirt & sand not grass) and there's got to be a more time efficient way to "clean up the dirt" then me crawling around on my hands and knees sifting through sand for 2 weeks.Please tell me all your hacks for 'cleaning up the dirt'! 

The shelter-dwellers typically don’t have cars or jobs so they are around all the time walking everywhere, making them more a more prevalent presence in the neighborhood than a typical resident would be.

This has definitely given me a more positive view on investing in real estate as this makes properties that have only been cash-flowing 100 dollars in my analysis now cash flow upwards of 5-600 dollars.

While you won't get the rent i think you may be in a slightly better position because as others have mentioned above, you now can search for a new, hopefully more qualified tenant, and get a more favorable lease in place, hopefully with a higher rent.
