Depending on how long you have owned first unit ( 6 months minimum ) refi cash out would be a strong possibility.

Answered my own question/generated a follow-up question:They're located under tools > fileplace > contracts (https://www.biggerpockets.com/files/contracts/cate...)However, I can't find any way to search within the documents, they seem to be in chronological order, and I can't find a way to reorder to alphabetical, topical, etc. so it seems you have to just scroll through all fifteen pages of random documents looking for what you want: does anyone know of a better way to navigate the state-specific lease agreements?

It would be worth it to have a professional / consultant take a look over your terms and make sure you aren't locking yourself into a potentially unfavorable agreement.

Do you present the seller with a purchase and sale agreement directly (then contact title company, etc)?

Stephen, make sure to check the agreement that they have, it's possible they have a lease in place and if so, you'll need to honor those terms.

At a minimum you should have 5%.
