@James WiseOkay so I’m talking about purchasing a property with a purchase and sale agreement and assigning it to a buyer for a fee.

Let's say I want to buy a duplex in another province.Would the mortgage agreement have some sort of clause asking for a guaranty that I'll be staying here at the same employment for a certain amount of time knowing that the investment property is in another province?

The same street was flooded in 6/2021, as later found out by us this past few days.With many components to replace/restore back to "agreement of sale" date condition, (electrical panel replaced/inspected; basement windows grouting/pointing washed off; HVAC system; all the wood/drywall, etc), it is likely he won't be able to get everything done by closing date 9/14.

@Boris Le my accountant and lawyer are in agreement that each property should be purchased in a different llc to separate the assets (from a liability perspective).

For residential agreements, usually buyer has the option to terminate the agreement, not seller. and there is an implied obligation to act in good faith in all contracts. 

You need a partnership agreement.

An example would be some states requiring an agency disclosure form for rental agreements if the lease is more than 12 months.
