SOOO many of you come here with mere opinion, and what they are telling you makes ZERO sense, so many of you are failing misserably at this... and NO ONE questions those opinions and everyone readily accepts them, votes for them and tries them...Then someone comes along with actual proof and logic, intelligence and common sense.. and HE gets the doubt, the skeptism, the resistance, the challenging remarks and the disbelieve.It is truly fascinating to me.People make decisions based on emotion, ego, stubbornness  and habit... not on facts, data, evidence, or intelligence. 

Lately I’ve be had tons of inquiries but only so many people actually show up for the viewings and THEN I do the applications.

I will say in Texas probably 90% or more of the properties you describe will not actually go to the sale.

You can take an "A" neighborhood asset in most locations and fail the 1% rule but these assets will outperform on a cap rate basis a "C" location asset that "passes" the 1% test  if the analysis is not so narrow minded and includes actual expenses, cap ex and vacancy. 

People always talk about the numbers and ARV but I haven’t heard how it’s actually put together to present it to a bank.
