Once you're actually looking to buy, aim to get a property with only cosmetic issues, in a decent area that doesn't have bad tenants.

Is there an easy way to go about that and what is a reasonable amount to ask back on a 30 or 60 day loan?

There was no actual permit pulled, I think he was trying to get out of pulling anything till I asked.

If you aren't at least getting interest that matches inflation, you're not actually getting 100k, but rather slightly less. 

Just make sure it's actually not what you want....if you put another $10k into it would it then be perfect?
