Once you talk to 3 or 4 cashflow investors and their price points, you will get an idea.Taking 3 months just to research might be a good idea, before you spend actual dollars. 

All of this info is free and readily available, which is awesome because I don't have thousands of dollars to throw at marketing.I actually bought the equity list for $15 on fiverr. 

You can imagine if you sell a home for $15,000 to someone who only has that much cash what little will actually be done to the home in the near future.  

I will definitely keep those areas in mind as I am not tied to any one place and looking forward to physically exploring those areas upon my departure from the military.

I am actually buying in a high growth area between Dayton and Cincinnati.

@James Hendricks I'm not sure if you will get all the info you need here (Rentometer.com), but I'm not sure if there is a physical place to find it either (Like a Demographics/Census department within the city of Philadelphia).

@Robin Wilk It's hard to pin down an exact number, like how many points your fico drops, maybe just 25-50 points or so from the actual "short sale event".  

I actually haven't considered that, I will explore that alternative.
