Hey just wondering if any of you guys have any house hacking excel sheet or calculators that help determine what your cashflow will be?

I was just wondering what makes an investor want to purchase a property to rehab vs. buying a move in ready property.

Specifically what they told me is this (I kept the email):How does the mortgage factors into the distribution and tax forms - We simply disburse the property to you personally, with the value stated on the appraisal, we suggest you talk to your tax advisor regarding the tax formsI have a copy of the distribution form that I signed and they provided, but again I talked to them on the phone and they were clear that 2b accounted for the mortgage.

I would suggest a minimum Workers Comp. policy in case of an injury to a uninsured subcontractors employee.   

As others mentioned, a turn-key property for that budget might take you to some challenging areas.For that budget, I'll suggest looking into Detroit and trailers.
