You should inform your lender because they are going to do verbal verification before closing.

We would just expect you to to fix anything if they break....No one ever asks that the machines are pulled (your local millage may vary)A couple of notes: 1) Make sure the machines are in good working order to start2) Explain that you'll fix any leaks (you don't want them sitting on a leak problem) 3) Sometimes the machine will come back to you at turnover broken.

I've heard of people using land trusts for sub to, to protect themselves from the due on sale clause.

@Don Konipol corrected the usage.The POF (aka verification of funds letter from a bank) only says money exists, while the Loan Pre-Approval letter says the lender is read to lend on this property for this person.You need BOTH to have a bonafided offer :)

So get verification of who would be staying in the property and if their is a change of sub tenants staying in the property you get notified.
