Update: Friday, the new part was installed  and still not fixed so I got them to give me a new stove which is scheduled for a Thursday installation.The same day my tenant said his rent will be paid.The late fee kicks in Friday and eviction papers are ready soon after.

That needs to be refunded immediately,We had a tenant whose ac broke on a Friday night, they suffered through till Monday before phoning.

Why Friday at 6pm?

Ours are all weekly, due on Friday.

If the neighborhood is quiet on a Friday at 11pm, it will probably be quiet the rest of the week.

High maintenance people are not a protected class :-)The wife was showing a property on Friday, the house needs to be pressure washed, but you have the problem of getting the water turned on etc, and in these circumstances we are upfront with the tenant, if you take the house, get the water turned on before you move in and then we'll jet wash it, no problem and give you $5 for the water we use.It's just easier to do that.

I had my exterminators go back out Friday to treat for them.
