Hello,I am starting in real estate and the market around here is very lucrative for vacation rentals.I was thinking buying a large house (~3000sqft), split it in a way to leave a granny flat for me (~600sqft), and rent the rest (~2400 sqft) to vacation rentals.I have found a couple houses where the flow makes sense, and provide a separate entrance for each party.

We stand to be around $42k-47k net after purchase price at $80k, fixed cost around, $28k (our first flip we are using line of credit which is costing us a bit... but these cost include all holding cost as well for 4 months), repairs at $20k, with a sale price of $170k-$175k.We are splitting the profit so we are looking at around $20k each.

@Caleb Rigby Nope, I will be doing some flips in the Arizona region, then after awhile of doing that and all goes well I'm going to take those profits and try some buy and holds in possibly the Little Rock region.

Split between the lie down and die approach where the belief is when a tenant stops paying you give up and the alternate approach of file for collection but do not ever expect to see any money.I am so glad that neither of these attitudes are part of my business policies.
