Collecting rents and cashflow barely keeps up with inflation.My 2nd worst thought and business model is the risks involved with getting into syndicated real estate deals where someone (not you) controls the investments and controls your money.

A are typically your best neighborhoods, good schools, and ideal tenants (good credit score, savings, 3x income etc)B are often your upgrade homes, still very nice, solid schools, etc.C is typically your blue collar and sometimes starter homes in more expensive areas.D are your rough neighborhoods with low entry but low appreciation (you may have heard the term "war zone", but that is not a term we allow to be used in the forums.
