I have several deals I'm putting together with houses under contract that are below market and will cash flow when closed on.Doing Due Diligence and I wanted to see what experience you guys had with this lender.

It allows us to really serve our tenants well, which in return makes the owners happy.

So, do you have any advice for a first-time house-hacker wishing to jump into the appreciating deep end and swim with the sharks? 

In fact, all owner occupied loans that follow VA, FHA, Freddie Mac or Fannie Mae guidelines require that the owners move in within 60 days of settlement.You can only buy now and move in next year if you get an investor loan.Yes they run about 1/2 point higher than owner occupied loans and maybe even higher than that compared to a VA loan. 

A couple years ago, the CN railroad purchased a large parcel of land (40+ Ac) that included a small farm with a couple barns and an old farm house in one corner of it.  

Apparently the previous owner of this property didn't do any screening.

They just wanted something furnished while they shopped for a house to buy.

Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

So I have the impression it can really change depending on who you ask. it's not 90k. whoever says that doesn't know how to build. we just built a 668 sq ft house and it was more than that without the land and no garage below it. no way it's that low.
