Baltimore is a great place to BRRRR simply because the cost of entry is pretty low (at least as compared to the DMV, not sure about Savannah).

I would like to simply host or take part in small group meetings to discuss deals and share ideas in a "iron sharpens iron" type of in-person environment.  

Claudia,  I am in the Pocono area and simply want to advise you ,There have been lots of problems with STR in the area and due to thatmany  of the townships in Monroe and Carbon and Pike counties  are writing and enforcing  STR zoning regulations. 

No more than 1 mile away if possible.  2 miles maximum if there are simply no comps, but that can drive you into a very non-comparable neighborhood. 

Simply, the locals have a competitive advantage.Building the team is not easy when done local. 

In buying my first investment property, I had success with uncovering rent amounts by simply talking to existing tenants (if it's currently rented, politely knock and ask questions, you'll be surprised on what they share).

Look into a fund of funds approach to maintain investor relations with your investors or simply partner into the main syndication by bringing in investors or playing a role.

They’re not looking to charge me any interest on the money they simply want to put their money to work in order to have some monthly income while they enjoy retirement.
