When you're a company adjuster you're getting 2-5 claims a day in a normal cycle and double that in a catastrophe it's impossible for a fresh college graduate (on a 3 day adjusting course, which is all you need for a state license) to have the fast-thinking discernment required to catch every nuance and the impact it can have on finding the insured the coverage they purchased and are contractually owed.

College rentals are fairly self-explanatory...for highest ROI, that's going to be almost impossible for anyone to answer without knowing more specifics, especially how far afield and how experienced you are, what your investment potential is (are we talking SFRs, small-multi, large multi, LARGE multi...?).
