Has anybody tried any of those online wholesale companies where they ship the unit local and you get a local installer?

You need to read the sale documents.

I personally think anyone with fewer than 20 units is wasting money by paying for software when a spreadsheet would do just fine.I recently tested TenantCloud (free for up to 75 units) and it has some really great features for a beginning Landlord, to include online marketing.

Most of the document preparation is all done after escrow has been opened up. 

Fully Accountable is an online service that a lot of my REI friends use. 

For instance, when I get an MLS listing that looks interesting, I do a quick online check to see what it would rent for and do the math to see if it meets the 1% rule.

Does BP have documents for determining a properties repair cost and  documents for wholesale deals and purchasing for fix and flip?

We’ve done some online research but I’d like to hear from people who actually live in these places.
