This development is going to be very unique to the Branson area as it is going to be spread out much more of a Big Cedar type feel.

Does anyone have any tips on the best way to finance renovations/improvements for properties like this?

After posting on the zillow, do I show the property to only those tenants whose credit/criminal and other background checks out?

So my tenant called me up 10/09 to announce she is moving out on 11/8 and giving 30 days notice.

A 75% cash out refi is more likely the higher scenario of the two, however when you do the refi they are paying off the total loan amount on the 12 month flip loan and netting the difference.
